A formal house inspection should be done: (1) before signing the rental agreement, (2) on the day of possession, (3) at mid-tenancy if agreed in the lease, and (4) on move-out day for final handover.
Ideally both the tenant and landlord (or their authorised representative) should be present. This ensures any disputes about condition can be settled on the spot and both parties can co-sign the inspection report.
Use a printed or digital checklist. Take date-stamped photographs and video of each room and every major item. Both parties should sign the completed checklist. Keep copies.
