1. Percentage Increase Method

Monthly Increase = (Current Rent × Percentage Hike) ÷ 100
New Monthly Rent = Current Rent + Monthly Increase
Annual Difference = Monthly Increase × 12

2. Fixed Amount Hike Method

New Monthly Rent = Current Rent + Fixed Hike Amount
Effective Percentage = (Fixed Hike ÷ Current Rent) × 100

Practical Example: If your monthly rent is ₹20,000 and the lease renewal specifies an 8% annual hike:
  • Monthly Hike: (₹20,000 × 8) ÷ 100 = ₹1,600
  • New Monthly Rent: ₹20,000 + ₹1,600 = ₹21,600 / month
  • Total Extra Paid in Year 2: ₹1,600 × 12 = ₹19,200
